Real Estate law encompasses the entire process of buying, selling, leasing, or renting real property. We handle all types of transactions, including single & multi-family homes, condominiums, coops, apartments, and commercial property. Short Sales are a specific type of Real Estate transaction. Short sales are an important tool for people who, for whatever reason, find themselves unable to continue making payments on their mortgage. Many times you are unable to sell your property through a normal transaction because the mortgage amount is more than the current market value of your property. Instead of going through a foreclosure sale and finding your credit ruined, many times you can work with an attorney to reach an agreement with your mortgage holder. Your mortgage holder, who is just as interested in avoiding a foreclosure as you are, will often be willing to accept a smaller payoff amount provided that your property is sold for its fair market value and certain other obligations and requirements are met. Provided that your mortgage holder agrees to this deal (called a "short sale"), you will walk away from the transaction free and clear of your mortgage debt. We have experience in matters such as small claims, landlord-tenant disputes, mechanic's liens, contract disputes, personal injury, wrongful death, and lawsuits against the government. When you are unhappy with the result of litigation, it is important to consider an appeal quickly. The timeframe in which you can appeal a matter is small. If you think you may wish to appeal a matter and your attorney does not handle appeals, consider contacting us as soon as possible. We will discuss the matter with you, look over the relevant documents, and prepare an appeal as quickly as possible.
